Pearland Is in Three Counties: Where to File Your Homestead

Most of Pearland is in Brazoria County, but parts of the city are in Harris and Fort Bend Counties. The county decides which appraisal district values your home, where you file your homestead exemption, and which county and drainage taxes are on your bill.

File the homestead exemption with the appraisal district for the county your home is in, once you own and live in it (the deadline is April 30 of the following year). It takes $140,000 off your home's value for school taxes. Step by step: homestead exemption in Harris, Brazoria and Galveston Counties.

MUD Taxes in Pearland and How to Check Them

Many Pearland subdivisions, including Shadow Creek Ranch and Silverlake, are in a Municipal Utility District (MUD), which adds its own rate on top of the city, county and school taxes. Two homes at the same price can have very different monthly payments because of it. Before you make an offer:

  • Look up the address on the appraisal district site for its county (BCAD, HCAD or FBCAD). The account lists every taxing unit, including any MUD.
  • For Brazoria County homes, see the total rate on brazoria.countytaxrates.com.
  • Read the MUD Notice to Purchaser the seller must give you, and ask about HOA dues and any PID assessment in newer communities.

We check the full rate on every home we show you. More: MUD taxes in Texas explained.

Flood Checks for Pearland Homes

The City of Pearland names Clear Creek, Cowart Creek, Hickory Slough, Mary's Creek and Corrigan Ditch as its main waterways, and says Clear Creek has the city's worst and most frequent flooding. For any home you like:

  • Check the flood zone on the FEMA Flood Map Service Center and read the seller's disclosure for past flooding and flood insurance claims.
  • Ask the City of Pearland Engineering Department (281-652-1637) whether an elevation certificate is on file for the house.
  • Harris County homes: see the Harris County Flood Control District's maps and projects. Brazoria County homes: Brazoria County Drainage District No. 4, based in Pearland, works on local drainage (bdd4.org).
  • Get a flood insurance quote early. Standard homeowner policies do not cover flood, and a new flood policy usually has a 30-day wait.

Down Payment Help for Pearland Buyers (TSAHC)

The Texas State Affordable Housing Corporation (TSAHC) offers up to 5% of the loan amount for down payment and closing costs through approved lenders, with credit scores from about 620:

  • Home Sweet Texas: for low- and moderate-income buyers in any job. TSAHC's July 2026 update lists a Houston-area income limit of $156,000.
  • Homes for Texas Heroes: for teachers, fire fighters, EMS, peace and corrections officers, veterans and other eligible professions. Houston-area income limit: $176,800.

Limits are set by county and can change, so confirm yours with TSAHC's eligibility quiz at tsahc.org and with your lender. Pearland example: on a $359,000 home (the average in Pearland's busiest price range) with 3.5% down on an FHA loan, the down payment is about $12,565, and up to 5% of the loan (about $17,300) may be available to cover it and closing costs.

Our preferred lender, Seth Saldivar of Texan Direct Lending, is a TSAHC-approved lender and works with Pearland buyers in English and Spanish. Get pre-qualified with Seth.
