Quick answer: For many first-time buyers, yes. In September 2026 the Greater Houston townhome and condo median price fell 9.1% to $209,000, with 9.3 months of inventory (up from 8.0) and sales down 21% (Houston Association of REALTORS). That is a buyer's market, while single-family homes sit at a $325,000 median and 5.5 months. At today's 7.32% rate (Freddie Mac, October 22, 2026), a $209,000 townhome with an FHA loan runs about $1,940 a month before HOA dues and insurance, versus about $3,245 all-in for a $325,000 house. The catch: HOA dues, insurance and FHA condo approval can change the math, so check them before you offer.
If a single-family home in Houston feels out of reach at 7% rates, townhomes and condos are where prices are falling and sellers are most willing to deal. Here is what the numbers show, what to watch out for, and how it looks locally in Pasadena, Pearland and southeast Houston. Questions? Contact us or call 713-996-9755. Se habla español. Why Are There So Many Townhomes and Condos for Sale?
About 6 months of inventory is usually called a balanced market. At 9.3 months, townhomes and condos are well into buyer's market territory. A few reasons we see in the market every day:
- Higher rates hit lower budgets hardest. Townhome and condo buyers are often first-time buyers, and a rate above 7% knocks many of them out of qualifying, so sales fell 21% while listings kept growing.
- Rising HOA dues. Many associations have raised dues to cover higher insurance premiums and repairs. Higher dues reduce what a buyer can borrow, which pushes prices down.
- Older complexes. Many Houston townhome communities were built in the 1970s and 1980s. Roofs, plumbing and foundation work can mean special assessments, which make some buyers nervous.
- Financing limits. Some condo projects are not FHA- or VA-approved, which shrinks the pool of buyers (more on that below).
For you as a buyer, all of this means more choices, more time to decide, and more room to ask for a lower price, closing costs or a rate buydown.

Active listings, Houston MLS, October 23, 2026. Numbers change daily. *Houston average is based on a sample of 500 active townhome and condo listings priced $25,000 to $1.5 million.
Notice the price per square foot: in Pasadena and the 77075/77089 area, many townhomes have 3 bedrooms and 1,600 to 1,900 square feet, about the size of a starter house, for well under $250,000.
HOA Dues: What They Cover (and What They Don't)
Every townhome and condo community has an owners' association, and the dues are part of your monthly payment. Lenders count them when they figure out how much you can borrow. What dues cover varies a lot from one community to the next. Depending on the community, they may include:
- Insurance on the building exterior and roof (common in condos, less common in fee-simple townhomes)
- Water, sewer and trash
- Exterior maintenance, landscaping and the pool
- Gates, security and common-area lighting
- A reserve fund for future repairs
Before you make an offer, ask for the HOA budget, the reserve balance, recent meeting minutes and any planned special assessments. Low dues with a thin reserve can mean a big bill later. In Texas, the seller provides a resale certificate with this information, and your contract gives you time to review it.
Insurance and Flood Risk
- Condos: the association usually insures the building. You buy an HO-6 policy for the interior, your belongings and liability, which normally costs less than a full homeowners policy.
- Townhomes: many are fee-simple, meaning you own the land and the structure and need a full homeowners policy. Read the HOA documents to see which one you are buying.
- Flood: standard policies do not cover flooding. Check the FEMA flood zone and ask whether the unit has ever flooded. Ground-floor units carry more risk. See our flood zones and flood insurance guide.
FHA and VA Loans: Check Condo Approval First
Many first-time buyers use an FHA loan with 3.5% down. For a condo, the project itself usually needs FHA approval, or the lender has to get a single-unit approval for your specific unit. You can check a project's status on HUD's FHA condominium search. Approvals expire, so have your lender confirm it. VA loans have their own approved-condo list.
Tip: in Houston, many properties called townhomes are legally condos. If the MLS subdivision name includes "Condo" or "T/H Condo," treat it as a condo for financing. Ask us to check before you fall in love with a unit.
What the Payment Looks Like at Today's Rate
| Price | Principal and interest at 7.32% | At 7.00% | Taxes + FHA mortgage insurance | Total before HOA and insurance (7.32%) |
|---|---|---|---|---|
| $180,000 townhome | about $1,215 | about $1,175 | about $455 | about $1,670 |
| $209,000 (townhome/condo median) | about $1,410 | about $1,365 | about $530 | about $1,940 |
| $250,000 townhome | about $1,685 | about $1,635 | about $635 | about $2,320 |
| $325,000 house (single-family median) | about $2,190 | about $2,125 | about $825 | about $3,015 (about $3,245 with homeowners insurance) |
Estimates by My City Homes Realty: FHA loan, 3.5% down, 1.75% upfront mortgage insurance financed, 30-year fixed, property taxes at 2.5% of price, annual FHA mortgage insurance at 0.55%, homeowners insurance on the house at about 0.85% of price a year. Freddie Mac average rate for the week of October 22, 2026: 7.32%. Your rate, taxes, dues and insurance will differ. Not a loan offer.
Even after adding $300 to $400 a month in HOA dues and an HO-6 policy, a median-priced townhome or condo can cost $800 to $1,000 less per month than a median-priced house. More on rates: what 7% mortgage rates really cost on a Houston home.
Is a Townhome or Condo Right for You?
Good fit if: you want to stop renting sooner, you want less yard work, you plan to stay at least 5 years, and you like being close to work or the city.
Think twice if: you need a yard for kids or pets, the HOA's finances look weak, the project cannot get FHA or VA approval and you need that loan, or you may need to sell in 1 to 2 years. With 9.3 months of inventory, resale can take longer.
