About Glenbrook Valley

Glenbrook Valley was developed from 1953 to 1962 by Fred McManis Jr. and planned by the Kansas City firm Hare and Hare. Its 1,256 homes, in 13 sections, are mostly one-story brick ranch houses with low-pitched roofs, wide eaves and big back windows, in styles from mid-century modern to traditional. The 1956 Houston Parade of Homes was held entirely in Glenbrook Valley, and some lots along Sims Bayou are very large.

On June 29, 2011, Houston City Council made Glenbrook Valley a City of Houston historic district, the first one outside Loop 610. The neighborhood is about 8 miles southeast of downtown, between I-45, Sims Bayou, Telephone Road and Hobby Airport. Dow Park has trails, tennis courts and a playground, and the Houston Botanic Garden is next door on Sims Bayou.

Buying in a Historic District

  • Exterior changes need approval. Changes to windows, siding, doors, additions or demolition need a Certificate of Appropriateness from the Houston Archaeological and Historical Commission. Interior remodeling is not restricted.
  • Deed restrictions: the Glenbrook Valley Civic Club enforces deed restrictions; membership dues are about $40 a year.
  • Taxes: homes are inside the City of Houston and pay city, Houston ISD and Harris County taxes, roughly 2.0% to 2.1% of assessed value before exemptions. File your homestead exemption.
  • Flood: the $395 million federal Sims Bayou flood project was finished in 2015. Flood risk still varies by lot, especially near the bayou, so check the FEMA map for each address and see our flood zone guide.
