Quick answer: Houston is very close to a buyer's market. In September 2026 the Houston area had 5.5 months of inventory (up from 5.1 a year earlier), homes took 58 days to sell, and pending sales fell 11.6%, while the median price held at about $325,000 (Houston Association of REALTORS). Buyers have more choices and more room to negotiate. The catch is mortgage rates, which climbed above 7% in October.
If you have been waiting for the Houston market to tip in your favor as a buyer, the numbers say it is happening. If you are selling, it means pricing and presentation matter more than they have in years. Here is what the latest data shows and what it means for you in Pasadena, Pearland and southeast Houston.

What Makes It a Buyer's Market?
Real estate pros usually judge the market by months of inventory: how long it would take to sell every home on the market at the current pace. Under about 4 months favors sellers, around 6 months is balanced, and more than 6 months favors buyers. Houston is at 5.5 months and rising, and the signs line up:
- More homes, fewer buyers. Listings are up 6.3% while sales are down 5.7%.
- Closings are slowing. HAR's weekly snapshot for October 13 to 19 showed 1,392 closings, down 15.9% from the same week last year, and showings down 7.8%, while new listings rose 0.9%. About 37,200 single-family homes were on the market that week.
- Sellers are cutting prices. In Pasadena, Deer Park, La Porte, Pearland and Manvel, about 125 homes reduced their price in a single week. See this week's biggest price drops.
- Townhomes and condos are the softest part of the market. Their median price fell 9.1% to $209,000, with 9.3 months of inventory.
What It Looks Like Locally

What It Means for Buyers
- You can negotiate. Asking for closing costs, repairs or a price reduction is realistic again, especially on homes that have been listed 30 days or more.
- Get pre-approved first. With rates above 7%, know your real budget before you shop. Get pre-approved, and see the salary needed to buy a $300K-$400K home in Houston.
- Look at the payment, not just the price. HAR estimates the principal and interest on a median-priced Houston home with 20% down rose about $83 a month from a year earlier, because of higher rates.
- Use down payment help. See Houston first-time homebuyer assistance.
What It Means for Sellers
- Price it right from day one. Overpriced homes sit, and then sell for less after price cuts. See what your home is really worth.
- Make it show-ready. Buyers have options, so condition and photos matter. See how to stage your home to sell fast.
- Expect to negotiate. Offering to help with closing costs can bring more buyers than a lower list price.
