Shadow Creek Ranch in west Pearland (77584) is a 3,500-acre master-planned community with about 300 acres of lakes and more than 700 acres of parks, open space and trails. Families get neighborhood pools in several sections and the city's 120-acre Shadow Creek Ranch Sports Complex, with baseball, softball and soccer fields, playgrounds and trails. There is an H-E-B Plus and shopping at the Shadow Creek Ranch Town Center.
Schools: most of Shadow Creek Ranch is in Alvin ISD and zoned to Shadow Creek High School, which earned an A (92) in the 2026 state ratings. The Diamond Bay section is in Fort Bend ISD.
Good to know: there is an HOA and MUD taxes, so total property taxes run higher than in older parts of Pearland. Ask us for the exact HOA dues and tax rate on any home you like.
2. Silverlake and Southwyck: pools, parks and Pearland ISD
Silverlake opened in 1995 and has about 2,500 homes, a private clubhouse, a Junior Olympic pool, a splash pad, tennis and sand volleyball courts, SilverLake Park and nearby baseball and soccer fields. Next door, Southwyck dates to about 1985 and is built around the Southwyck Golf Club and a 29-acre lake. Homes are larger and well established, with mature trees.
Schools: Pearland ISD, which earned an A (91) in 2026. Silverlake is zoned to Glenda Dawson High School (A-rated in 2025).
Good to know: parts of these neighborhoods are outside Pearland city limits, so tax rates can differ from street to street.

Good to know: bring your own agent on your first visit to a builder model home. The builder's sales office represents the builder, and having your own realtor usually costs you nothing.

These two west Pearland neighborhoods (77584) offer 3- and 4-bedroom homes from the 2000s and 2010s in the $300Ks and low $400Ks, a good middle ground between Southdown and the larger master-planned communities.

Southdown, built from the 1980s to the late 1990s, is one of the most affordable neighborhoods in Pearland ISD, with most homes around 1,800 square feet on 6,000 to 8,000 square foot lots. It is a good fit for first-time buyers who want Pearland schools on a tighter budget.
