The largest new-home communities in current listings are Meridiana (about 106 listings under that name, from about $279,000), Valencia (about 64, from about $425,000) and Pomona (about 42, from about $360,000). Resale homes include 2000s neighborhoods like Rodeo Palms and Silvercreek, and about 24 homes on 1 acre or more in older parts of Manvel.
Buying New Construction in Manvel

Schools: Almost All of Manvel Is Alvin ISD
On October 28, 2026, about 354 of the 361 homes for sale were in Alvin ISD, and about 6 (in Silvercreek and Stonebridge) were in Pearland ISD. New schools open as Manvel grows, so confirm the zoned schools for a specific address with the district before you make an offer.
Taxes: Brazoria County, MUDs and PIDs
Manvel is in Brazoria County, so homes are valued by the Brazoria County Appraisal District. Many newer communities are in a MUD (municipal utility district) or PID (public improvement district), which adds to the city, county and school tax rates. Some homes with a Manvel mailing address sit in neighboring Iowa Colony, which changes the city tax and services.

Manvel is flat, low-lying country with bayous and drainage channels. Manvel is a city in northern Brazoria County about 20 miles south of downtown Houston, with State Highway 288 and State Highway 6 connecting it to the Texas Medical Center, Pearland and Alvin.
