VA Loan Benefits

  • No down payment in most cases, as long as the price is not higher than the appraised value
  • No private mortgage insurance (PMI)
  • No VA loan limit if you have your full entitlement. The lender and appraisal still have to support the price.
  • The seller can pay closing costs if negotiated in the contract
  • VA currently allows veterans to pay a buyer's agent fee, which makes it easier to have your own agent

VA Funding Fee (2026)

Most VA purchase loans have a one-time funding fee, which can be rolled into the loan:

You do not pay the funding fee if you receive VA compensation for a service-connected disability, are a surviving spouse receiving Dependency and Indemnity Compensation, or are an active-duty Purple Heart recipient, among other exemptions.

Who Qualifies?

  • Active duty: 90 continuous days
  • Veterans who served since August 2, 1990: generally 24 continuous months, or the full period you were called to active duty (at least 90 days)
  • National Guard and Reserve: 90 days of non-training active duty, or 6 creditable years
  • Some surviving spouses

You will need a Certificate of Eligibility (COE). Most VA lenders can pull it for you in minutes, or you can request it at VA.gov.

Texas Vet Home Loans (Veterans Land Board)

Texas veterans can also use the Texas Veterans Land Board home loan program, with loans up to $832,750 in 2026 through participating lenders. It can be combined with VA, FHA or conventional financing, and veterans with a VA disability rating of 30% or more get a discounted rate. You must be a Texas resident, use the home as your primary residence, and meet the program's service rules. Details are at the Texas GLO.

Property Tax Breaks for Disabled Veterans in Texas

  • 100% disabled or rated individually unemployable: a total property tax exemption on your homestead
  • 10% to 29%: $5,000 off taxable value. 30% to 49%: $7,500. 50% to 69%: $10,000. 70% to 100%: $12,000.
  • Unremarried surviving spouses can keep many of these exemptions

What to Know About VA Appraisals

VA appraisals check that the home meets VA Minimum Property Requirements: safe, structurally sound and sanitary. Most move-in-ready homes pass easily. Homes with roof, foundation or safety issues may need repairs before closing, so we plan for that when we choose homes and write offers.
