In the National Association of REALTORS® 2025 staging report, 49% of sellers' agents said staging reduced time on the market, and 29% said it increased offers by 1% to 10%. Why staging matters in today's Houston market
With homes taking about 54 days to sell in Houston (HAR, August 2026), buyers have choices. Most first see your home in online photos, so a clean, bright, well-arranged home can be the difference between a showing and a scroll. NAR's report found 83% of buyers' agents said staging made it easier for buyers to picture the home as their future home.
Start with these basics (low cost)
- Declutter. Clear countertops, closets and shelves. Pack away about half of what's in each room.
- Depersonalize. Put away family photos, collections and bold decor.
- Deep clean. Floors, baseboards, windows, grout and appliances. Consider a professional cleaning.
- Fix small things. Leaky faucets, burned-out bulbs, sticky doors and cabinet hardware.
- Neutral paint. Fresh light, neutral colors make rooms feel bigger and brighter.
- Let in light. Open blinds, add lamps and use the same color bulbs throughout.
Room-by-room tips
Living room (the most important room)
- Arrange furniture to create conversation areas and clear walkways.
- Remove extra furniture so the room feels spacious.
- Add a few simple touches: throw pillows, a plant, a rug.
Primary bedroom
- Fresh, neutral bedding and matching nightstands and lamps.
- Clear nightstands and dressers. Clean out closets so they look roomy.
Kitchen
- Clear almost everything off the counters.
- Clean appliances inside and out. Update dated cabinet hardware if needed.
- A bowl of fruit or fresh flowers adds warmth.
Bathrooms
- New white towels, a clean shower curtain, and no personal items on display.
- Re-caulk tubs and showers if needed.
Houston-specific tips
- Keep it cool. Service your AC before listing and keep the house comfortable for showings. Buyers notice a struggling AC right away in Houston's heat.
- Fight humidity and odors. Run a dehumidifier if needed, check for any musty smells and address them before listing.
- Curb appeal: Mow, edge, trim shrubs, add fresh mulch and a few potted plants by the door. Power-wash the driveway and walkway.
- Show off outdoor living: Patios and covered porches are a big plus here. Stage them with simple seating.
DIY or professional staging?
- DIY: Works well for many homes if you declutter and follow the tips above.
- Professional staging: NAR found a median cost of about $1,500. It's worth considering for vacant homes, higher-priced homes or rooms with awkward layouts.
- Virtual staging: Digitally furnishing photos of empty rooms. It's affordable, but be clear in your listing that photos are virtually staged.
