This is a balanced market. It isn't the frenzy of 2021–2022, and it isn't a crash either. Your equity is likely still strong, especially if you bought before 2021.
Reasons it may be a good time to sell
- You have strong equity. Many Houston homeowners have gained significant value over the past several years.
- Your needs have changed. A growing family, a new job, downsizing or moving closer to family.
- You're buying too. In a balanced market you may get a better deal on your next home, which can offset a slightly lower sale price.
- Less competition in some areas. Fast-moving areas like Clear Lake and Pearland are still seeing homes sell in about 3–4 weeks.
Reasons you might wait
- You have a very low mortgage rate and no strong reason to move. With rates around 7%, giving up a 3% loan is a big decision.
- You'd need to make major repairs to get top dollar and can't do them now.

How to sell successfully in today's market
- Price it right from the start. Base it on recent nearby sales, not what a neighbor listed for. The first two weeks get the most attention.
- Fix the obvious. Buyers have options. Handle small repairs, fresh paint and landscaping.
- Consider a pre-listing inspection so there are no surprises during the option period.
- Stage and photograph it well. Most buyers decide whether to visit based on photos.
- Be ready to negotiate. Offering to help with closing costs or a rate buydown can attract more buyers than a price cut.
- Know your timing. Spring is usually busiest in Houston, but serious buyers shop all year.
