Short answer: In a slower market, the price you start with matters more than ever. In September 2026, homes in the Houston area took a median of 58 days to sell, and there were 5.5 months of inventory, according to HAR. That means buyers have choices and time. Price your home against what is actually competing with it today, in the price range buyers search, and get it right in the first two weeks.
What "Slower" Means Right Now
- More homes for buyers to choose from: 5.5 months of inventory is close to what most people call a balanced market (about 6 months).
- More time on the market: a median of 58 days in September 2026.
- Higher payments: the average 30-year mortgage rate was 7.32% on October 22, 2026 (Freddie Mac), so buyers are watching their monthly payment closely.
- Prices are mostly holding: the Houston-area median sale price was $325,000 in September (HAR). Homes that are priced right still sell. Overpriced homes sit.
- Holiday timing: fewer buyers tour homes between Thanksgiving and New Year's, but the ones who do are usually serious.
Know Your Competition
Your buyers are not just looking at your home. They are comparing it with every other listing in the same price range.
| City | Homes for sale | Average list price | Avg list price per sq ft | $200K to $299,999 | $300K to $399,999 |
|---|---|---|---|---|---|
| Pasadena | about 218 | about $290,000 | about $166 | about 109 | about 41 |
| Pearland | about 394 | about $446,000 | about $172 | about 38 | about 163 |
| Deer Park | about 89 | about $388,000 | about $165 | about 28 | about 27 |
| La Porte | about 113 | about $348,000 | about $174 | about 52 | about 30 |

If your home is in the busiest range, it needs to stand out on price, condition or both. A $230,000 home in Pasadena competes with about 109 others in the $200,000s, and a $350,000 home in Pearland competes with about 160. In Deer Park, the $200,000s and $300,000s are about evenly split, so condition and updates make the difference. In La Porte, the $200,000s are the busiest range.
6 Ways to Price Your Home to Sell
- Start with recent sales, not list prices. List prices show your competition. Recent sales of similar homes nearby show what buyers actually paid. We pull both for your neighborhood.
- Price for the search filters. Buyers search in round numbers like $250,000, $300,000 and $400,000. A home listed at $305,000 never shows up for someone searching "up to $300,000." Listing at $299,900 can put you in front of many more buyers.
- Compare price per square foot within your range. If similar homes list around $165 per square foot and yours is at $185, buyers will notice, unless you have the upgrades to back it up.
- Win the first two weeks. A new listing gets the most views and showings right away. Starting high and cutting later usually means more days on the market, and buyers start asking why.
- Consider a concession instead of a price cut. With rates over 7%, many buyers care more about their monthly payment and cash to close. Offering help with closing costs or a rate buydown can attract more buyers than a small price cut.
- Fix what inspectors will find, and know your flood story. In Pasadena and older parts of Deer Park and La Porte, many homes were built before 1980, so a pre-listing inspection or a sewer line scope can prevent surprises that lead to renegotiation. Buyers near the bay in La Porte and along the bayous in Pasadena and Pearland will ask about flood history and insurance, so have your elevation certificate and any flood claim history ready.
List Now or Wait Until January?
- List now if you need to move, your home is ready, and you want less competition. Fewer homes come on the market in late November and December.
- Wait if your home needs repairs you can finish over the holidays, or you are flexible on timing and want more buyers looking in the new year.
What a Price Reduction Tells You
If you get showings but no offers, the price is usually close but the home needs to stand out more. If you get very few showings, the price is likely too high for the range. We review showing feedback with you every week and suggest changes based on what buyers say.
