Short answer: In Houston, spring, especially April through June, is usually the best time to sell. More buyers are shopping, homes look their best and families want to move before the new school year. The slowest time is typically late November through January, around the holidays. But the right time for you depends on your situation, and serious buyers shop all year.
Best months to sell in Houston
Spring (March–June)
- Most buyers are looking. Job relocations, tax refunds and school schedules all drive spring demand.
- Better curb appeal. Longer days, green lawns and blooming landscaping help photos and showings.
- Stronger offers. More competition can mean faster sales and better prices. One analysis shared on HAR.com found Houston homes listed in May have historically earned about a 13% premium, with mid-April a particularly strong time to list.
Tip: To be ready for spring, start prepping in January or February. Make repairs, declutter and get photos scheduled.
Early fall (September–October)
Fall can be a solid second window. Buyers who missed out in spring are still looking, and there's often less competition from other sellers. The same HAR.com analysis found October–November listings averaged about a 9.5% premium.
Slower months in Houston
- Late November through January: Holidays, travel and year-end budgets mean fewer buyers. Homes may take longer to sell.
- Late summer (August–September): The heat and the peak of hurricane season can slow things down, and families are focused on back-to-school.
When selling in the "off-season" makes sense
- You need to move for a job, family or financial reasons.
- Less competition: Fewer listings means your home can stand out.
- Serious buyers: People shopping in December usually need to buy.
- Your home is move-in ready and priced right.
Timing matters, but so does the market
Right now Houston is in a balanced market, with homes taking about 54 days to sell on average (HAR, August 2026). In this market, price and condition matter more than timing. A well-priced, well-prepared home sells in any season. An overpriced one sits, even in spring.
Also consider:
- Your next move: Coordinate your sale with buying your next home.
- Taxes: If you're close to owning and living in the home for 2 years, waiting could help you avoid capital gains tax. See the 2-out-of-5-year rule.
- Interest rates: Lower rates bring more buyers into the market.
