The latest Houston numbers
From the Houston Association of REALTORS® (HAR), August 2026, single-family homes:
- Median price: $330,000 (−1.5% year over year)
- Average price: $426,760 (+1.2%)
- Homes sold: 7,100 (−11.5%)
- Months of inventory: 5.3 (same as a year ago)
- Days on market: 54 (up from 52)
A small drop in the median alongside a rise in the average suggests prices are holding steady overall, with the mix of homes selling shifting a bit.

Why prices have leveled off
- Higher mortgage rates. The 30-year average was 7.28% on Oct. 1, 2026, up from 6.34% a year earlier. Higher payments limit what buyers can spend.
- More homes for sale. Nearly 39,000 active listings means buyers can be choosy.
- Higher insurance and tax costs make the total monthly payment more expensive in Houston.
Why prices aren't crashing
- Homeowners have strong equity and most have fixed-rate loans, so there's little forced selling.
- Houston keeps growing, which supports long-term housing demand.
- Inventory is balanced, not flooded. At 5.3 months, Houston is near a balanced market, not a glut.
