Most affordable areas
Channelview (~$236K)
Channelview has some of the lowest prices in the area, and prices are down almost 6% from last year. Homes are selling for about 4% below list price on average, so buyers have room to negotiate. It's a good fit for first-time buyers who work on the east side or along the Ship Channel.
Pasadena (~$250K)
Pasadena offers a lot of home for the money, with a median price per square foot around $146. Prices are up about 2% and homes sell in about a month. Many homes are older and established, which can mean bigger lots and room for updates that build equity.
La Porte (~$280K) and Deer Park (~$292K)
Both cities offer a small-town feel close to the Bay Area and the industrial job centers. Deer Park sales are up nearly 17% from last year, and La Porte prices are up about 5.6%. One thing to check in La Porte: flood risk is high in many parts of the city, so look closely at flood zones and flood insurance costs.
Mid-range areas
Clear Lake (~$325K–$437K)
Clear Lake is one of the most competitive markets on this list. Homes in the 77062 and 77059 zip codes are selling in about 3 weeks, and prices are up 6–8% from last year. Buyers are drawn to the strong schools, the lakes and the short commute to NASA. In this area, be ready to act quickly when the right home comes up.
Webster
Webster is a small city with a lot of condos and townhomes, so its median price changes a lot from month to month. It's often one of the more affordable ways to live near Clear Lake. Ask for recent sales on the specific type of home you want.
Pearland (~$385K)
Pearland is one of the most popular suburbs in the region. Prices are flat compared to last year, but homes still sell in about 4 weeks and often get 2 offers. Pearland has a mix of established neighborhoods and newer master-planned communities, with easy access to the Medical Center and downtown.
Higher-end areas
Sugar Land (~$475K)
Sugar Land has some of the highest prices on this list, along with top-rated schools and well-kept master-planned communities. Prices are down about 1% from last year and 41% of homes had a price drop before selling, so buyers have some leverage right now.
Manvel (~$485K)
Manvel is growing fast, with lots of new construction. The median price is high because so many homes are new and large. Homes take about 83 days to sell, which means many builders and sellers are open to offering incentives, like help with closing costs or a lower interest rate.
What these numbers mean for you
- Buyers: In areas where homes sit longer (Manvel, Houston, Deer Park), you can often negotiate on price or closing costs. In fast-moving areas like Clear Lake and Pearland, get pre-approved first so you can move quickly.
- Sellers: Pricing right from day one matters. Homes that are priced well still sell quickly, while overpriced homes sit and end up needing price cuts.
- Everyone: A citywide median is just a starting point. Prices can vary a lot from one neighborhood or school zone to the next. Ask for a list of recent sales in the exact area you're interested in.
