Short answer: A market report shows what is happening with homes in one area right now: how many are for sale, what they are listed for, how long they have been on the market and what they cost per square foot. Buyers use it to know what their budget gets them. Sellers use it to see their competition and price their home right. We publish free live market reports for 13 Houston area cities, updated daily.
The numbers that matter most
- Active listings: homes for sale right now. More active listings usually means more choices for buyers and more competition for sellers.
- Average list price: a quick read on what homes in the area are asking. Averages can be pulled up or down by a few very expensive or very cheap homes, so look at the price range too.
- Price per square foot: the best way to compare homes of different sizes. If similar homes nearby list around the same price per square foot, a home far above that needs a good reason, like a pool, a big lot or a full remodel.
- Days on market: how long homes have been listed. Short times mean a fast market. Homes that sit a long time often mean buyers have more room to negotiate.
- Price vs. size chart: each dot is a home. Homes far above the cluster may be overpriced, and homes below it may be good values or need work.
A note about sold prices in Texas
Texas is a non-disclosure state, which means sale prices are not public record. Agents can see sold prices through the MLS, but they are not published online the way they are in many other states, so our online reports focus on homes for sale. Before you make an offer or set a list price, ask us to pull the recent sales for your exact neighborhood.
How buyers can use a market report
- See what your price range really buys in each city before you start touring.
- Spot homes that have been listed a long time, which can mean more room to negotiate.
- Compare cities side by side, like Pearland vs. Friendswood or Pasadena vs. South Houston.
- Get pre-approved first so you know your budget. See our preferred lender and loan programs.
