
Short answer: The right listing agent knows your neighborhood, prices homes accurately, markets them well and negotiates hard for you. Interview at least 2 to 3 agents, ask the 10 questions below and compare their answers, not just their fees. A great agent can help you net more money even if their fee isn't the lowest.
10 questions to ask a listing agent
1. How many homes have you sold in my area recently?
Local experience matters. Pearland, Pasadena, Clear Lake and Sugar Land each have their own buyers, price points and quirks like MUD taxes and flood zones.
2. What price would you list my home at, and why?
Ask to see the comparable sales behind their number. Be careful with an agent who suggests a much higher price than everyone else just to win your listing. Overpriced homes sit and often sell for less. See online estimates vs. a local agent's analysis.
3. How will you market my home?
Look for professional photos, video or 3D tours, MLS listing on HAR, social media, email to agents and open houses. See where your home gets listed.
4. What should I fix or update before listing?
A good agent will tell you which repairs pay off and which ones don't.
5. What's your average list-to-sale price ratio and days on market?
This shows how well they price and how quickly their listings sell compared to the area average (54 days in Greater Houston in August 2026).
6. What is your fee, and what does it include?
Commissions are negotiable. Ask exactly what services are included. Read realtor commission in Houston.
7. How do you recommend handling buyer agent compensation?
Since 2024, sellers decide whether to offer anything toward the buyer's agent. Your agent should explain your options and how they affect your sale.
8. How will you communicate with me, and how often?
Ask how you'll get showing feedback and updates, and who you'll actually talk to: the agent or an assistant.
9. How do you handle negotiations and inspections?
Ask how they handle multiple offers, repair requests during the option period and appraisal issues.
10. What's the length of the listing agreement, and can I cancel?
Know the terms before you sign, including what happens if you're not happy with the service.
Red flags
- A list price far above every other agent's suggestion
- No clear marketing plan
- Slow to respond during the interview
- Pressure to sign a long agreement right away
- Little experience in your area or price range
